JZ Homes is a leading development company owned and run by James Scremin and Zep (Guiseppe) Lanza. Starting operations in 2018, the business has completed numerous developments including Willandra Gardens and Clifton Gardens, with Lake Gardens soon to commence.
Whilst the company is relatively young, the people behind the company have been developing and constructing for years. Zep and James have been designing, developing, building and managing all types of buildings over the last 30 years. The buildings have included units, houses, grand homes, industrial sheds and shopping centres.
Zep has been involved in the building industry for all of his professional career, both as a building designer and in engineering and structural design rolls. His design portfolio includes many of the cities iconic buildings, a vast array of unit & villa projects and homes of all sizes, styles and configuration
His passion is to create stylish, functional, sustainable and affordable homes for everyone. JZ Homes provides him the opportunity to fulfill this passion

James is a Griffith local and his career has been diverse whilst ironically consistent – building and running different businesses and property development projects that focus on making a difference. He loves the permanency that buildings and homes provide – something that can be used by different people for different uses over generations.
JZ Homes also provides an outlet for his creative side that the financial, marketing and engineering background could never do. Being able to design and build homes that can make life a little better, more satisfying, something they feel proud of and a place they want to share with their friends.

Sofia is one of the talented designers at JZ Homes. Originally from Argentina, Sofia’s journey brought her to Australia, where her love for design blossomed alongside the JZ team. With a background in architecture, she now thrives as a designer, relishing the chance to explore diverse materials, cultures, and lifestyles.
At JZ Homes, Sofia’s creativity knows no bounds, leaving her mark on interiors, exteriors, and landscapes alike. From selecting materials to managing construction, she ensures perfection in every detail.

Agostina is one of the accomplished designers at JZ Homes. From Argentina to Australia, Agostina’s journey has been fueled by a passion for design, thriving alongside our innovative team.
With a background in construction practices and architectural engineering, Agostina brings a wealth of experience to every project. Over the past three years, she’s honed her skills in project management, mastering everything from power tools to team leadership.
At JZ Homes, Agostina takes the helm in developing and designing residential projects. Collaborating closely with construction managers and contractors, she ensures every detail reaches the highest standards.
“I am a curious person who usually gets involved in everything I do with motivation and dedication due to my interest and desire to learn. I am committed to my work, creative, and motivated about new challenges, with an interest in research in new fields of sustainable development. I also like to travel, be in contact with nature, and learn from different experiences and cultures.”

The business model we have adopted is unique for regional Australia. The combination of the volume of lots to develop and the development of every home on these lots will mark a turning point for residential development. This is not the traditional “house and land” package often seen in Australia. The sale process only commences once the home is completed with landscaping, window furnishings, and more.
Our long-term objective is to create a new benchmark for housing liveability in regional Australia. Many factors need to be deeply considered, evolved, designed and executed at a high standard to achieve this objective, and whilst this standard is difficult to achieve, it is possible with the developers combined experience, knowledge, capacity and drive.
